What are measurement services?

A floorplan service is just what it sounds like: Based on your needs, an appraiser will measure the house's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and often essential when disputing property taxes or selling a property.

How do home measurement services work?

During a floorplan service, an appraiser measures the property with a measuring tool — either a tape measure or laser measuring device. As they walk the house, they make note of the layout of the rooms and other features, like closets, patios, and pantries. They may sketch the property. Then, the appraiser writes up a report and detailed floorplan showing the total area of the house and the general layout. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When are measurement services required?

Property taxes

Property tax records often reflect the wrong area of a property because the values can come from many sources, and sometimes go unproven — which means you may be taxed for more space than you own! Unless a certified appraiser has executed a recent evaluation or measurement service on your property (after any remodeling that might have affected square footage), you'll need one to perform a measurement service before attempting to challenge your taxes. An appraiser determines the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Selling a home or property

A measurement service will secure a fair price for your home. Area is one of the biggest elements potential buyers consider when purchasing a home — but since square footage values are frequently estimated rather than accurately measured, your home listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially decrease the selling price of your home as well as the number of potential buyers. The only sure method of using an accurate GLA when listing your property is to reference a previous appraisal or measurement service performed by an appraiser (after any renovation that may have affected square footage).

For real estate professionals

To ensure that your client's property sells at a price that correctly reflects true market value, we advise requesting a measurement of the property. Clients, and potential buyers, will be grateful for your thoroughness, and you can rest assured knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be a fantastic marketing tool for getting potential buyers interested since they can review the layout and characteristics of the property before and after a showing.
